Planning HVAC From the Ground Up

When you build a new home or structure, the heating and cooling system is one of the few decisions that shapes comfort for decades. Unlike a repair or a swap-out, new construction gives you a clean slate. There are no existing ducts to work around, no undersized equipment to inherit, and no compromises forced by old wiring. This is the moment to get everything right from the first line on the blueprint, and that is exactly the kind of work Fayette Furnace Company has been doing since 1920.

As an employee-owned company that has served the region for 100 years, we approach every new build as a long-term relationship rather than a one-time job. The system we design today has to perform well through many seasons, many utility rate changes, and many stages of your life in the building. Getting involved early lets us size equipment correctly, route ductwork efficiently, and coordinate with your builder before walls are closed up and choices become expensive to reverse.

Starting With a Proper Load Calculation

Good new-construction HVAC begins long before any equipment arrives on site. The first step is a detailed load calculation that accounts for the square footage, ceiling heights, window placement, insulation values, air sealing, and local climate. Oversized equipment short-cycles, wastes energy, and leaves rooms humid. Undersized equipment runs constantly and still struggles on the hottest and coldest days. We calculate the real heating and cooling demand so the system matches the building, not a rough guess.

Once the load is known, we map out the distribution. For a home with ductwork, that means planning supply and return runs that reach every room with balanced airflow. For zoned layouts, we determine where dampers and separate thermostats belong so the upstairs bedrooms and the downstairs living space can be controlled independently. This planning stage is where small adjustments produce the biggest payoff in year-round comfort and lower operating cost.

Systems We Install in New Buildings

New construction opens the door to technology that is harder to retrofit later. Because we are a Carrier Factory Authorized Dealer, we install proven, high-performance equipment and stand behind it. Depending on your goals, budget, and the design of the building, we can specify any of the following:

  • Geothermal systems: use stable ground temperatures to deliver very high efficiency heating and cooling with minimal outdoor equipment.
  • VRF and ductless mini-split systems: provide room-by-room control and quiet operation, ideal for additions, open layouts, and buildings where ductwork is limited.
  • Hybrid systems: pair a heat pump with a furnace so the equipment automatically chooses the most economical source based on outdoor conditions.
  • High-efficiency boilers: support hydronic heating and work beautifully with in-floor radiant designs.
  • In-floor radiant heat: delivers even, comfortable warmth from the ground up, with no drafts and no visible registers.
  • Tankless water heaters: supply endless hot water on demand while saving space and reducing standby energy loss.
  • Zoning and smart thermostats: let you tailor temperatures to how each part of the building is actually used.

Many builds combine several of these. A new home might use a hybrid system with zoning for the main living areas, radiant heat in a finished basement, and a tankless water heater to free up mechanical room space. We help you weigh the options so the final design fits both the structure and the way you plan to live or work in it.

Coordinating With Your Builder

New construction involves a lot of moving parts, and HVAC touches nearly all of them. Ductwork competes for space with plumbing and framing. Electrical capacity has to support the equipment. Refrigerant lines, condensate drains, and venting must be planned before drywall goes up. We coordinate directly with general contractors, electricians, and framers so our rough-in happens at the right stage and nothing has to be torn out and redone.

This coordination also covers ductwork fabrication and sealing. Well-built, properly sealed ducts installed during construction prevent the air loss and comfort complaints that plague many finished homes. By doing it correctly the first time, we help you avoid callbacks and expensive corrections after move-in.
